Essential Duties and Responsibilities
The supply chain manager supports business operations focused on construction purchasing and procurement. This individual is a motivated, independent self-starter with a relevant combination of education and experience to support construction operations for multifamily developments.
Procurement and Supplier Relations
- Actively manage relationships with suppliers.
- Maintain accurate and complete records (supplier information management).
- Develop scope of work documentation, unit pricing for materials and labor, and trade and supplier contract management documents.
- Assist in the selection of suppliers & establish overall performance objectives and KPIs.
- Set up and maintain Vendor Scorecards
- Ensure project RFPs contain accurate scopes of work, inclusions, exclusions, and completion timing expectations and are distributed and managed appropriately.
- Identify market trends, perform cost and scenario analysis, and benchmarking.
- Complete initial risk assessment and background checks to include financial history and any reputational risk or consumer complaints.
- Negotiate prices, terms, volume discounts, delivery time frames, and award contracts.
- Maintain a high degree of integrity and fairness in dealings and transactions with all suppliers and regularly monitor that activity to ensure consistency and supplier/trade relationships.
- Identifying supplier capabilities gaps to ensure their projects are in our pipeline.
- Create and analyze spreadsheets with pricing and specification comparison and present data to the management team as directed.
- Ensure proper procurement systems and processes are established, maintained, and continually improved.
- Optimize the procurement process to reduce costs, redundancy, and waste.
- Improve efficiency and strengthen supply chain processes and logistics.
- Identify market trends, perform cost and scenario analysis, and benchmarking.
- Create processes and strategies that increase efficiency in procurement and construction while ensuring quality.
- Forecast and analyze material needs for upcoming projects and demand.
Inventory Control
- Maintain material lists and inventory records.
- Ensure proper cycle count process is established and maintained.
- Identify deficiencies in inventory movements to improve inventory accuracy.
- Monitor and forecast upcoming levels of demand.
- Assist in managing inventory, deliveries, inspection, and warehousing materials, including field procurement and reconciliation of invoices and manifests.
- Analyze inventory control records and data to identify and resolve issues.
- Support company goals and promote continuous improvement.
Qualifications
- Minimum 3-5 years of management experience in a global supply chain sourcing role.
- Bi-lingual Spanish language skills is a plus.
- Solid written and verbal communication and organizational skills to meet strict timelines.
- Proficient in Word, Excel, Access, and Outlook.
- Ability to remain calm, focused, and effective under time-sensitive circumstances.
- Strong time management, leadership, project, decision-making, and multitasking skills.
- Willingness to relocate.
Supervisory Responsibilities
Supervise assigned personnel under the organization's policies and applicable laws. Responsibilities may include interviewing, hiring, and training employees; managing workload; and providing performance feedback in collaboration with HR Staff.
